James R. Eskilson’s practice focuses on real estate transactions. He has extensive experience in real estate acquisition, disposition, leasing, finance, development, design, and construction. Experience includes the purchase and sale of biotech and pharmaceutical campuses, hotels, shopping centers, office buildings, warehouse and industrial facilities, cemeteries and mortuaries, multi-family projects, and unimproved land.
Leasing: Landlord representation includes the owners of shopping centers, industrial properties, high-tech properties, and office properties, as well as the negotiation of ground leases. Tenant representation includes retail tenants, biotech and other technology-related companies, industrial/warehouse tenants, and office professionals, as well as the negotiation of ground leases.
Finance: Lender representation includes banks and automobile finance companies in connection with construction and permanent loans. Borrower representation includes construction and permanent loans secured by shopping centers, office buildings, warehouses, medical buildings, high-tech buildings and unimproved land.
Development: Experience includes the negotiation of Development Agreements, DDAs, OPAs, and easement agreements on behalf of developers, as well as the representation of home builders in connection with the development of infrastructure projects, single family projects, and multi-family projects.
Design and Construction: Experience includes the negotiation of design and construction contracts for medical facilities, office buildings, retail shopping centers, and luxury homes. Experience also includes representing a variety of office tenants, including law firms and other professionals, in connection with design and construction contracts.
Energy: Experience includes negotiating options, easements, and leases with private individuals, institutions and governmental and quasi-governmental agencies and representing power producers in connection with the real estate component of financing power plants.
Telecommunications: The representation of telecommunications companies in connection with land assemblage and leases, including antenna leases and office leases, and the negotiation of cable television and telephone agreements for multi-family projects.
