Tracie L. Clabaugh assists commercial real estate developers, local and regional homebuilders, lending institutions and homeowners in a wide variety of real estate transaction and land use and zoning matters.
Tracie prepares, reviews and negotiates various types of commercial and residential real estate contracts and leases. She also drafts documents related to homeowner associations, disclosure documents for builders and developers, corporate documents for homeowner associations, deeds, deeds of trust, promissory notes, commercial contracts of sale, forbearance agreements and other real estate related agreements and instruments.
She reviews title work and provides title opinions, reviews improvement plans, engineering plans, detailed site plans and surveys for real estate transactions, performs due diligence and manages community reviews for builders and developers.
This work includes, but is not limited to, updating homeowner association disclosures, preparing necessary easement agreements and working with municipalities and County governmental entities in order to obtain the required subdivision approvals.
Tracie’s experience also includes conducting real estate settlements, managing landlord/tenant issues and representing commercial lenders in foreclosure proceedings. Tracie has represented clients before municipal and county governmental entities with respect to land use and zoning matters and annexation matters.
Previously, Tracie worked for a regional law firm in its land use and zoning department assisting clients with real estate development issues. She has also worked for a local title company, as a judicial law clerk and as a writer who researched and prepared chapters for a legal guidebook published by LexisNexis.
Tracie serves as a Legislative Committee Chairperson for the Frederick County Building Industry Association and as a Legislative Committee Member for the Maryland Building Industry Association.
She meets with these Committees to review proposed legislation that will be presented to the Maryland General Assembly and works with elected officials to advocate for the interests of the building industry.
